- Buyer sit down with realtor to tease out more positions for leverage

- Sets up the ESCROW
- seller provides clear title to property
- buyer provides money
- title representatives are very flexible
- Rent Back = negotiated upfront. Days seller can stay on premise after the ESCROW closes. Lender needs to know and no surprises
